What’s Included?

Our complete architectural package takes you through every step of the architectural process. we start with surveying your property, before then working with you to make sure we have the perfect image of what you’re looking to achieve.

From here, we begin to create initial designs, making sure you have the final say in what your design you’d contain before we take it through the planning and building regulations process all without you having to lift a finger. We eve chase up the authorities involved regularly for you, ensuring the most efficient and cost-effective service possible.

Finally, we manage to project too. This is where we help you find a builder who is a good fit for your build, make sure they’re up to scratch and signed to a solid binding contract, and then manage them and the build to ensure mistakes aren’t made, money is well spent, and only the highest quality of work is taking place until we hand you the keys to your completed build.

Services Break Down

Survey – Full measured survey of the property and all affected areas.

Concept & developed Design – We will produce different design options in line with your brief ready to discuss and explore at your face to face design meeting.

3D Images Once you have agreed on the basics of the design you can have a full-colour sketch in 3D illustrating how it looks works and feels within the environment.

Planning Submission – Once the design is confirmed we will prepare and submit your application to the local council, acting as your agent and keeping you updated.

Building Regulations – Once Planning has been approved, we will produce Building Regulation Drawings and submit them to Building Control.

Working Drawings – Working drawings include all of the fixtures and fittings as well as all other details of a build ready for a builder to work from directly without any drawings of their own aside from modification to suit the build in person

For someone far removed from the building / planning industries the thought of where to start when thinking of a big extension project to my house (two story to the side and wrap around of semi-detached 3 bed) was a little daunting at first. Luckily, after obtaining a competitive quote, I enlisted the services of CK Architectural and have been very impressed with not only the service received but the ease at which they have made the whole process. After listening to my thoughts and the reasons for needing the extension work doing, the architect came up with a great design that encompassed everything that was needed. Even when I changed my mind over a couple of aspects, Donna, Chris and the team were quick to administer any alterations. Every visit to the house for measurements / planning etc has happened without a hitch with all members of the team we've encountered being punctual and professional at all times. The best thing has been by far the ease at which CK have made of getting all council and local authority sign off for the project. All I have needed to do is pay the fees at the required time, no stress involved and all went through seamlessly. I'm now at the stage where I have the drawings to hand and have submitted them to builders to obtain quotes. Importantly, the feedback so far from the builders indicates the project to be within the budget specifications I explained to CK during the first consultation. Very happy customer 🙂 Carl.

Further Services Breakdown

Tendering – To ensure the best price at the required quality. We issue the drawings and any further information to a minimum of 3 builders and make sure they have the same information/project brief.  They will provide us with their tender prices where we can review and report back to you.

Work Schedule – To ensure the builder prices for the exact work required we will issue them with a full schedule of works. This will be a list outlining the required works from excavation through to final decoration.  It also includes items such floor finishes, kitchen and bathroom fixtures

Contract Administration – To ensure that all the duties and obligations between the client and the builder have been legally recorded, we complete a building contract that gives both parties legal protection if any of these items are not met throughout the project.

Site Inspections and Sign Off – To ensure the works on site are progressing as per the agreed programme, we visit the build bi-weekly and report progress back to the client. We use these inspections to ensure the quality and the build details are progressing as per the drawings.
